GERMANTOWN, Md., and DENVER, Colo.—NexCore Group has recently completed the 80,000-square-foot, four-story medical office building at Holy Cross Germantown Hospital, which is about 20 miles northwest of Bethesda, Maryland.
The MOB is connected to the 93-bed hospital, which opened in October 2014, and a 696-space parking garage.
Hospital officials say the MOB was built to respond to the need for additional healthcare services in the fastest growing and aging region of Montgomery County.
“Our new Holy Cross Germantown Hospital – the first to be built in Montgomery County in 35 years – is providing much needed, high-quality healthcare services to area residents,” says Kevin J. NexCore and Holy Cross Health collaborated to ensure this high-quality building had all the amenities necessary for tenants and patients alike. NexCore has leased space in the new building to multiple physician practices and complementary services including lab, pharmacy and imaging.
The MOB was developed to Leadership in Energy and Environmental Design standards and is the first LEED-certified outpatient center in the city. The MOB features high-efficiency air handling units, a lighting control system and a green roof, which provides benefits such as filtering pollutants from air and rainwater, insulating the building from outside noise and creating natural habitats.
