Construction has been completed on the CHI Saint Joseph Health Winchester Medical Office Building in Winchester, a suburb of Lexington, Kentucky; and the CHI Health Clinic Millard in the Southwest Omaha, Nebraska metro area. NexCore Group served as real estate developer on both projects.
Both facilities represent the latest completion of MOBs being developed in several locations across the United States, based on a prototype NexCore designed in collaboration with client Catholic Health Initiatives. The facilities are designed to optimize efficiency, such as combining primary and specialty care under one roof and providing flexibility in expanding future services.
CHI Saint Joseph Health Winchester MOB
The one-story, 24,693-square-foot facility replaces one the CHI Saint Joseph Medical Group, a growing network of healthcare providers, had outgrown.
NexCore broke ground in early 2019 on the adaptable facility, the most recent to incorporate a unique on-stage, off-stage model that was first deployed last summer in the CHI Health Clinic Valley View in Council Bluffs, Iowa. The design separates waiting and exam rooms for patients and family members from the “behind the scenes” areas used by physicians and staff. The floorplan contributes to shorter wait times, improved workflows, reduced travel distances and private spaces for care team collaboration. The adaptable design allows for efficient expansion in this growing central Kentucky healthcare market.
Healthcare services offered at the CHI Saint Joseph Health Winchester MOB include primary care, orthopedics, cardiology, imaging, laboratory services and physical therapy. The project team also included architect Leo A. Daly and general contractor Alston Construction.
CHI Health Clinic Millard
The clinic located in the Southwest Omaha metro area was also patterned after the prototype deployed in the CHI Health Clinic Valley View. Like its Council Bluffs’ counterpart and others that have been developed throughout the country, CHI Health Clinic Millard is designed to provide the convenience of a one-stop outpatient experience. The new 38,833-square-foot facility also doubles the size of the previous clinic on the site.
The CHI Health Clinic Millard provides a variety of healthcare services under one roof, including family practice, women’s care, dermatology and diabetic education.
The project team also included architect Leo A. Daly and general contractor Darland Construction.
